Importance of Real Estate Photography

Have you ever surfed real estate listings and noticed the pictures taken of a home or property did nothing to draw you in or have you linger on the photo? 

This is why its so important to have a professional take pictures of your home when putting it on the market.  A photograph has become as powerful today as written communication.

We hire professionals to stage our homes for sale, sell our homes so why would we not ensure we have a professional taking pictures of it to post on the Internet.   The Internet is a window in which potential buyers look in and decide do I want to see this property or not.

I recently had the opportunity to get some great tips from Carla Johnson Author of Magnetic Real Estate Photography.  I enjoy taking photos with my DSLR camera and now have a wonderful appreciation of taking magnificant pictures in the field of realistate and home staging.

Taking small simple actions can minimize the stress of your environment and have great health benefits.   Simply rearranging your furniture can be healing, allowing you to shape your environment in meaningful ways.

Other easy changes you can make:

Summer Is Here!

Where does the time go?  Did we all do our spring cleaning in Spring or is there still more to do.  The realistate market has been busy so if your  considering putting your home or condo up for sale now is the time to declutter, repair and paint.

Spring into Spring

Spring is in the air and that for most of us is time to do some freshening up inside our homes and out.   Its the time of year to do what our parents and grandparents called Spring cleaning.  It’s amazing how much you can  reduce from your closets when you start taking things out of it that no longer fit or you’ve been keeping year after year hoping you could get back into some day. 

Take a closet at a time or a drawer at a time and you’ll soon notice a garbage bag full of clothing or items you can donate to a shelter or those less fortunate.

If your thinking of selling your home now is the time to look at those closets!  Even if your not selling its a great time of year to reduce clutter, clothing and anything else your not using.  Have a garage sale, someone else may have a special spot for an item your no longer using.  We all win this way by keeping things out of our landfills.

Paint Colour Predictions for 2010

One of the best feel good interior makeovers we can all do at a reasonable price is freshen up our homes with a new coat of paint.  The experts are predicting some great colours for 2010/11.  I would not suggest some of the really deep colours if you’re planning to sell your home but if you want to give your home a fresh spring makeover then go for it!  The colours this season are fabulous!

A fresh coat of paint can make dramatic changes to your interior decor and affect how you feel while in that space.  If your not sure a colour you selected will suit the space you want to paint then see if your supplier will sell you a small sample of the paint.  Place it on the wall and look at it during different times of the day to see how it reacts to various light conditions.  I find this works best for me to ensure I’m not disappointed with my colour choice.   

 

General Paint 

I recently attended a presentation given by General Paint on the new 2010/11 paint trends that was extremely insightful.   

Inspiring Cultures 2010/11 provides accurate colour information on the trends driving future markets for the professional. 

A team of colour professionals from places like Canada, America, Mexico and Central America work together to identify colours, trends  and surface information.   They predicted the new neutrals being offerred  this year with grayed bases of red, blue and green, splashes of gold and silver metallic.  There are wonderful exotic shades and ice cream shades. 

 

CIL Paints

CIL Paints colour experts say that the new paint colours for 2010 reflect change, growth and new beginnings.

 Blue is forecasted to be the hottest colour in the 2010 palette,” says Jennifer Jones of CIL Paints. Airy blues and mossy greens, saturated reds, coral pinks, turquoises will be everywhere. The peering of the new blues with crimsons, plums and metallics like gold or pewter is also to be to be a big hit this year.

There is to be a shift away from boring beige, neutrals this year are warm and infused with earth, clay, sand and grain tones.

Powerful punch, purples and violets are back in style according to CIL as well.

  • repair or touch up things that can enhance the value of your home
  • declutter
  • clean all light fixtures and bulbs till they shine
  • place fresh new towels in all bathrooms
  • have rooms painted in neutral colours
  • open all curtains to let the light in when your real estate agent is showing your home (ensure all windows are clean)
  • remove all frig magnets 
  • remove any personal family photos
  • put away any collections you may have example Disney memorabilia
  • clean all cabinets and closets
  • remove any unhealthy plants
  • ensure there are no unpleasant odours in the home example pets
  • make sure your home is immaculate

 

Did you know a potential buyer has an impression of your home in the first 8 seconds.
